Rental & Purchase Application Checklist

Verifiable Identity.
All applicants must provide valid identification and a Social Security Number.

Financial Qualifications.
While we don’t require a minimum income level, we do evaluate:
- Credit score
- Debt to income ratio
- Proof of income
- Employment history

A fair credit score or higher is ideal. Our team works with a variety of financial backgrounds, so don’t hesitate to reach out with questions.

Criminal Background Check
All adults on the lease or purchase agreement must pass a background screening. We look for clear records—especially no felonies or property-related offenses.

Rental History.
We review previous rental behavior to ensure a good fit. A clean history with no evictions is preferred. Letters from past landlords are welcome but not required.

Pet Screening.
Conestoga is a pet-friendly community. We allow up to two pets per home. A short pet screening is required. Service animals are always exempt with documentation.
Buying a Home? Financing Is Available
If you’re looking to purchase, we partner with trusted lenders who specialize in manufactured home financing. You’re also welcome to use a lender of your choice.
